It’s been about a year since the last major house renovation (if you missed the bathroom remodel, read all about the design inspo & demo here and final reveal here). After taking some time to recover (and rebuild the savings account), I think it’s about time we tend to the main room of the house – the kitchen/dining/living room! As you might guess, the house is very open concept. All three rooms – kitchen, dining, and living – run together. We just re-did the floors throughout the whole space, but I’ll be focusing on the living room for the next little bit now.

There’s always a lot of prep before I jump into any big renovation. From budget to paint colors to finishes, I try to plan most of it ahead of time. Just like the old saying goes – if you fail to plan you plan to fail. And, let me tell you … IT’S TRUE! I mean, you should’ve seen how my first few room renovations went … CHAOS. JUST CHAOS. So now I take my time in the planning phase, and the projects go much smoother (for the most part).

One of my favorite parts of the planning phase is putting together design boards. Honestly, I never thought I’d say that in a million years.

I’m not a designer.

I was an engineer and haven’t ever thought of myself as creative.

I didn’t think I could ever learn design, much less do it successfully.

But, for some reason, when I did that bathroom renovation a year ago, I thought “what the heck – let’s give it a try and see if it makes a difference.”

Game. Changer.

There’s a reason all designers put design boards together.

Who’da thunk, right?!

Taking the time to put some photos together of the actual finishes and colors you want for the room is SO HELPFUL to make sure everything matches and you end up with the “vision” you have in mind.

So I searched and searched and searched and compiled and compiled, and this is what I came up with for our modern traditional small space living room:

The whole area is only about 10’x13′, so space is the main challenge here. But I think it has a lot of potential.

The two most significant parts of the project are installing a new gas fireplace (coming soon) and redoing all the floors (done). I’m on hold with the fireplace for now until they get out here to run the gas line and venting (Nov 11). But then it’s go time!
